Mold removal in the GTA typically costs $1,500 to $6,000 for residential jobs. A small surface job under 50 square feet — like a bathroom ceiling or a corner of a basement wall — usually runs $1,500 to $3,000. Medium jobs (50-200 sq ft) land between $3,000 and $6,000. Large contamination over 200 square feet, especially involving HVAC or multiple rooms, can reach $6,000 to $15,000 because full containment, air scrubbing, and material removal become more extensive. Mold removal is only covered when it results from a covered water damage event — a burst pipe, appliance failure, or sudden leak. Most Ontario policies include mold coverage up to a limit (often $5,000-$10,000) if the underlying cause is covered. Mold from long-term leaks, humidity, or deferred maintenance is excluded. We document the moisture source during assessment so your claim matches what the policy will actually pay.

They describe the same work, but remediation is the technical term. Removal implies you can make all mold go away — you can't, because mold spores are everywhere in nature. Remediation means restoring the spore count inside your home to a normal level and removing the active colonies that are causing the problem. That is the IICRC S520 standard and it is what we actually do, even when the invoice says "removal."

For small, contained jobs (under 100 sq ft, single room) you can usually stay in the home — the work area is sealed with poly containment and HEPA-filtered negative air pressure. For larger jobs involving shared HVAC, multiple rooms, or sensitive occupants (children, elderly, anyone immunocompromised), temporary relocation for 2-4 days is often recommended. We discuss this during the assessment based on the specific situation.

Bleach discolors surface mold but it does not remove it, and on porous materials like drywall and wood it can actually make things worse — the water carries spores deeper and the bleach itself breaks down before it reaches the root structure. For anything beyond a small bathroom grout line, you need physical removal of the contaminated material, HEPA filtration of the air, and antimicrobial treatment of the remaining surfaces. That is what professional remediation actually does.
