Mold Removal in Toronto & the GTA

Mold removal — more accurately called mold remediation — is the process of isolating contaminated areas, physically removing mold-affected materials, HEPA-filtering airborne spores, and fixing the underlying moisture source so the mold does not come back. We follow IICRC S520 protocol on every job, with full containment, negative air pressure, and post-remediation verification.

What Professional Mold Remediation Actually Involves

Done properly, mold remediation is not "spray and wipe." It is a controlled process designed to physically remove contamination without spreading spores through the rest of the home. The IICRC S520 standard lays out the sequence, and skipping steps is how cross-contamination happens.

Every job starts with finding and stopping the moisture source. If you remediate the mold without fixing the leak, roof gap, negative grade, or humidity problem that fed it, the mold comes back. That is non-negotiable on our jobs — we will not remediate without a confirmed dry path forward.

Our Mold Remediation Process

1

Assessment & Moisture Source Identification

Visual inspection, moisture meter readings, thermal imaging, and interviews about recent water events. We identify the moisture source and the extent of contamination before scoping the work.

2

Containment Setup

6-mil polyethylene sheeting seals the work area. Air ducts in the affected zone are blocked. A decon zone is built at the entry so crew can change out without tracking spores through the house.

3

Negative Air Pressure & HEPA Filtration

Commercial HEPA air scrubbers run inside containment, creating negative pressure so airborne spores move toward the filter instead of out into the rest of the home. Air exchanges continue throughout the job.

4

Physical Removal of Contaminated Materials

Porous materials with visible mold — drywall, insulation, carpet, ceiling tile — are cut out, bagged inside containment, and hauled to proper disposal. Semi-porous materials like wood framing are cleaned with HEPA vacuum and antimicrobial solution.

5

Antimicrobial Treatment

EPA-registered antimicrobials are applied to all exposed structural surfaces. This kills residual spores and suppresses any missed colonies while the area dries.

6

Post-Remediation Verification & Reconstruction

We offer independent third-party clearance testing for sensitive jobs. Once verification passes, containment comes down and we rebuild — drywall, insulation, flooring, paint — matching the original finishes.

Where We Find Mold in Toronto Homes

After 1,000+ jobs across the GTA, a predictable pattern emerges by housing type:

  • Scarborough postwar bungalows (1955-1975) — basement mold from clay tile drainage failure, uninsulated block walls, and bathroom vents terminating in the attic instead of outside
  • Toronto Victorian semis and row houses — rising damp in stone foundations, roof leaks at the valley and parapet, and bathroom ceilings where steam has no exhaust path
  • North York and Don Mills splits — attic mold from kitchen and bathroom fans that should be ducted to the roof but vent into the soffit
  • Markham and Ajax 1990s-2010s builds — attic mold from inadequate baffles and bathroom humidity, plus basement mold from poor window well drainage
  • Condo units (all areas) — bathroom mold from undersized exhaust fans, and bedroom exterior wall mold from thermal bridging at corners

Health Guidance You Should Know

Health Canada treats visible or suspected mold as an indoor air quality hazard regardless of species. The agency's position is that mold should be removed, period — testing the species is rarely the deciding factor, because the remediation protocol is the same either way. That aligns with IICRC S520 and with how we approach every job: find the source, contain the work, remove the contamination, verify the result.

If anyone in your household has asthma, immune compromise, or respiratory sensitivity, tell us during the assessment. We can scope the containment and post-remediation verification more conservatively for those situations.
